A penthouse is often the best way to enjoy Puerto Pollensa: a private terrace at the top of the building, more light and privacy than the floors below, and in many cases views across the bay to Formentor or back to the Tramuntana mountains.
Most penthouses are in small residential buildings in the town centre or close to the seafront, within walking distance of the beach, restaurants and the marina.
Check how much of the terrace is covered and how much is open, whether the views are protected or could be blocked by future building, and whether there is a lift, parking and a community pool. Solarium roof terraces add value but should appear in the property's registered description.
Apartments and penthouses in multi-family buildings cannot obtain a new holiday rental licence in Mallorca, so most buyers use them as second homes or for long-term rental. Community fees vary a lot between buildings, so ask for the latest accounts and minutes of the owners' meetings before you make an offer.
