Puerto Pollensa sits on a sheltered bay in the north of Mallorca, with the Tramuntana mountains behind it and the Formentor peninsula across the water. Buyers come for the calm sea, the promenade and a town that stays alive outside the summer. Our office is in Pollensa, six kilometres away, so we know each street, development and hillside personally.
Below you will find apartments near the beach, townhouses in the centre and villas on the edges of town. If you do not see the right home, tell us what you are looking for: some owners prefer to sell without advertising.
The Pine Walk (Passeig Voramar) is the most sought-after address in town: a pedestrian seafront lined with pines, with houses that open straight onto the promenade and the bay. Properties here rarely come to market, so buyers who want this setting usually register their interest early.
Around the square and the marina you find apartments and townhouses within walking distance of restaurants, shops and the beach. The Real Club Náutico makes this area popular with sailors and boat owners. Many apartments here suit lock-up-and-leave owners; see also our frontline apartments across Mallorca.
On the hills behind the port, Gotmar and Llenaire offer villas with gardens, pools and views over the bay, still a few minutes from the seafront. Towards the Boquer valley the setting becomes quieter and more rural.
For more privacy and dramatic coastline, look at property in Formentor, where supply is very limited, or at Cala San Vicente, a small cove resort between the port and Pollensa. For historic townhouses and country homes inland, browse property for sale in Pollensa.
Many buyers want to rent their home out when they are not using it. In Mallorca, apartments in multi-family buildings cannot obtain a new holiday rental (ETV) licence, and the number of tourist beds on the island is capped, so a house that already holds a valid licence is worth more. The licence does not transfer automatically on sale: the new owner must notify the Consell de Mallorca. Read our guide on tourist rental licences in Mallorca or browse villas with a rental licence.
Before signing, check that the house matches what is registered (Land Registry and Catastro), that extensions and pools have licences, and that there are no debts on the property. On top of the price, allow for transfer tax on resales (or VAT and stamp duty on new builds), notary, registry and legal fees. Our step-by-step buying guide explains each stage, and independent lawyers such as Property-Lawyers.com can carry out the legal checks.
It is one of the most established residential resorts in the north of Mallorca: a sheltered bay, a long promenade, a marina and year-round services. Demand is steady from international buyers and from people who already know the area, and good homes near the sea tend to sell quickly.
The Pine Walk seafront is the most exclusive address. The town centre and marina suit buyers who want everything within walking distance, while Gotmar and Llenaire offer villas with gardens and bay views. Formentor and Cala San Vicente are nearby alternatives for more privacy.
Only if the property holds, or can obtain, a holiday rental (ETV) licence. Apartments in multi-family buildings cannot get new licences, and new licences for houses are limited by zoning and the island's cap on tourist beds. Always verify the licence number before you buy and notify the Consell de Mallorca after completion.
For a resale, the main cost is the Balearic property transfer tax (ITP), which rises with the price, plus notary, Land Registry and legal fees. New builds pay VAT and stamp duty instead of ITP. Ask a lawyer for an exact calculation before you make an offer.
Around an hour by car on the motorway via Inca, depending on traffic. Pollensa old town is about ten minutes away and Alcúdia about fifteen.
