Certify energy your property as part of the process of buying and selling

Since last year, following the guidelines of Europe relating to Energy Efficient Spain has taken the requirements concerning to energy certification of buildings that apply throughout the European Community and which are defined in the Royal Decree 235/2013 of 5 Abril.  

Based on this law, homeowners who wish to sell or rent their property must have a certificate of energy efficiency and present them at the time of the purchase and sale as a part of the contract and the same mandatorily except as follows:

-Buildings and officially monuments protected as historic monuments or architectural value.
-Buildings or parts of buildings used exclusively as places of worship.
-Temporary-constructions (equal to or less than 2 years use).
-Buildings or isolated parts of buildings with a total useful floor area of less than 50 m.
-Buildings Purchased for major renovation or demolition.
-Existing-buildings or parts of buildings, the use of which is less than four months a year, or a year for a limited time and with lower power consumption provided to 25% throughout the year where so stated declaratively the homeowner.

What is intended is to perform an energy rating for each property by calculating the annual energy consumption necessary to satisfy the energy demand for them under normal conditions of occupancy and operation taking into account the production of hot water, heating, lighting, cooling and ventilation. This rating system is based on a scale of colors and letters, so that the letter A is a more efficient building according to consumption and emissions and the letter G is a less energy-efficient building Furthermore, the process of energy rating is very useful to know the energy cost of housing and the possibilities of reduction. It is, in any case, a starting point for reducing energy consumption. The purpose of this certification is to encourage the promotion of energy-efficient buildings and promote investment in energy savings. The achievement of the certificate depends on the promoters in the case of new housing, while for existing buildings, the owners should be responsible for issuing the certificate request to a competent engineer (architect, technical architect, engineer or engineer) and then register it, the period of its validity is 10 years.
